The property entrance is located at 485 Brickell Avenue, Miami, FL 33131 – Tower 3. Please call our office 5-10 minutes prior to your arrival so a member of our Front Desk Team will be waiting to greet you, review building regulations, and complete your check-in.

Due to building security protocol, you are required to submit a copy of the picture ID for all adult guests at least 24 hours prior to your arrival. You will be able to submit these copies and start your check-in process online through our Guest Portal.

Specific check-in instructions will be e-mailed to you within 3 days prior to your arrival. If you ever have a question regarding your check-in, please either call us at +1 (305) 351-9860 or send an e-mail to

Check-in time is from 4 pm to 10 pm. Arrivals after 10 pm cannot be accommodated until 10 am the following morning. Please contact us as soon as possible if you will not be able to get to the property by 10 pm on your date of arrival.

Early check-in is available on a request-only basis. Please call our office on the morning of your arrival to determine if an early check-in is available. If your unit is ready, a complimentary early check-in can be provided between 12 pm and 4 pm. Early check-ins before 12pm, if available, are subject to an additional charge of $80.

Check-out time is at 11 am on your day of departure.

Upon request and approval by our office, late check-out is available an additional charge of $80 up to 2 pm on your day of departure. Check-outs after 2 pm will be charged a penalty amount up to the cost of an additional night’s stay. If you would like to request a late check-out, please call us before 10 am on your day of departure to see if your request can be accommodated.

Take your trash out to the trash chute located on your floor.

Leave all keys, fobs, and amenity cards on the kitchen counter. Take a picture of the items and send it through SMS or WhatsApp to +1 (305) 890-8994 advising us that you have left your unit. You must depart your unit by 11 am.

Any checkouts past 11 am, without notification and the prior approval of our office, will be subjected to an additional charge up to the amount of an additional night’s stay.

Undue and/or unreasonable cleaning of the room shall be charged to the Guest’s/Cardholder’s credit card as an Additional Cleaning Charge at a rate of up to $45/hour, with a one-hour minimum.

At the Icon you have two parking options. First, you may purchase valet parking directly from the building, Park 1, on the day of your arrival for $38 per day plus in and out fees. This option is completely independent from Sunnyside Hotels & Vacation Rentals.

You also have the option of purchasing a self-parking directly from Sunnyside Hotels & Vacation Rentals. The self-parking pass costs $30 per day and comes with no in and out fees. The parking lot is conveniently located across the street from the Icon Residences, approximately a 5-minute walk from the property. There a limited number of passes available for this off-site self-parking option. If you are interested, we strongly suggest you reserve your space in advance.

If neither of these options work for you, there are various public parking lots and garages spread out across the Brickell/Downtown Miami Area.

No, all units are non-smoking units and smoking of any kind is not permitted inside the unit. Guests are free to smoke on the balcony of a unit they are staying in, but please keep the door closed at all times when smoking on the balcony. If any evidence of smoking is found inside the unit, including smell, a penalty and deep-cleaning fee of $500 will be charged to the credit card on file.

When you stay at the Icon Residences, you have access to spectacular amenities that include three swimming pools, a hot tub, a 28,000 sq ft spa and fitness center, and multiple on-site restaurants. Hours of operation vary for each location and may be restricted due to COVID-19 protocols. For the most updated information, please call our office at +1 (305) 531-980, or ask your guest services agent who welcomes you upon arrival.

Daily housekeeping service is not included with your stay. The cleaning fee included in your booking amount covers a one-time, exit cleaning of the unit you have occupied. For an additional charge, Sunnyside Hotels & Vacation Rentals can schedule daily housekeeping service during your stay. To learn more about the housekeeping services available and their costs, please contact us at +1 (305) 531-980, or ask your guest services agent upon arrival.

Yes, all our units include high-speed wireless internet service at no cost to our guests. A welcome sheet will be visible in the unit you are occupying during your stay that will provide you with instructions on how to access that free wireless internet service.

One dog up to 25 pounds is allowed per unit, as long as the applicable pet fees have been paid and a pet liability agreement is signed at check-in. Unauthorized occupancy of pets will result in immediate eviction and loss of all rents and deposits.

There is a one-time flat fee of $250 per dog per stay. The fee will be waived for ADA accredited service animals only.

In order for your dog to stay, the following terms must be agreed to:

  • I will comply with all applicable laws, ordinances and regulations governing service dogs, emotional support dogs and/or pet dogs.
  • I will have my dog on a leash at all times while on property and outside the confines of my room.
  • I am responsible for cleaning up after my dog on property and in the neighborhood.
  • I understand a deep-cleaning fee of $250.00 USD will be charged to my credit card on file should my dog cause leave any stains and/or excessive shedding on property that requires additional cleaning by property staff.
  • I am responsible for all damage done to the property by my dog. I understand and accept that I will be charged the cost to cover the repairs for any damage done by my dog during my stay. This is including, but not limited to, damage to the walls, floors, or furniture located anywhere on property.
  • I understand that Sunnyside Hotels & Vacation Rentals has the right to exclude or evict my service dog, emotional support dog and/or pet dog from the premises for any of the following reasons:
    • The dog is out of control and I do not take effective action to control it
    • The dog is not housebroken.
    • The dog’s behavior poses a direct threat to the health and safety of others.
    • The dog’s excessive barking causes a noise disturbance for other guests or residents of the building.
  • I understand I am responsible for all property damages and/or personal injuries resulting from my dog. I agree to indemnify and hold harmless Sunnyside Hotel & Vacation Rentals, its owners and its operator from all liability and damage suffered as a result of my dog.
  • I will not allow my dog on the furniture, bedding, or in the bathtub.
  • I will not leave my dog unattended in the unit, unless in a crate

Our cancellation policies vary based on the rate you choose to book. Please be sure to read the details of your chosen rate and cancelation policy before confirming your reservation. The terms & conditions of your chosen cancellation policy will apply exactly as booked; no exceptions will be made.

Yes, every reservation requires a $250 security deposit in case of any caused losses and damages sustained to the apartment throughout the duration of your period of occupancy. The entire deposit will be refunded if (1) no damage was done to the property other than reasonable wear and tear, (2) all keys/Fobs, Amenity Cards and/or parking card are accounted for, (3) no items were missing, (4) all doors and windows were closed and secured upon departure, (5) all check out procedures were followed, (6) all Rental Agreement policies were followed, (7) no miscellaneous charges were incurred, e.g., unpaid rental fees, guests or pets, additional cleaning fees, smoking penalty or other charges. Any damages that exceed $250 will be charged to the credit card on file.

Yes, the city of Miami does not permit loud noises after 11 pm. Please be sensitive to other guests in the building by not playing loud music or noise after 11 pm. No parties are allowed in any units managed by Sunnyside Hotels & Vacation Rentals.

Please contact our office to change the number of guests on your reservation prior to your arrival. If we do not receive a picture ID copy from each adult guest prior to your arrival, your party may not be able to check-in.

Additional guests above the maximum occupancy of your unit are NOT allowed on the property at any time.
